    Wat ga je doen als Allround Ontwikkelaar?

    De Allround Ontwikkelaar heeft een veelzijdige en dynamische functie. In deze rol houdt hij/zij de regie over het gehele proces vanaf het eerste concept van de ontwikkeling tot en met de oplevering.
    De business case wordt door de directie vorm gegeven waarna de taken binnen de ontwikkeling verdeeld worden. De Allround Ontwikkelaar heeft een sturende rol in de ontwikkeling en zorgt er voor dat de ambities die bij aanvang geformuleerd zijn ook geborgd worden, rekening houdend met het budget, tijdpad en resultaat doelstelling.

    Er wordt voornamelijk met gescheiden koop-aannemingsovereenkomsten gewerkt waarbij het de doelstelling is om start bouw samen te laten vallen met het verkrijgen van de onherroepelijke omgevingsvergunning en dan ook de afzet te hebben gerealiseerd.
    Als ontwikkelaar ben je verantwoordelijk om dit proces zo efficiënt mogelijk in te richten en te zorgen dat deze doestellingen gerealiseerd worden.
    Wij verwachten dat de Allround Ontwikkelaar bekend is met deze werkwijze en op deze manier een waardevolle invulling kan geven aan de organisatie.

    Belangrijkste taken en verantwoordelijkheden:

  • Ontwikkelen van conceptuele ontwerpen en programma van eisen;
  • Opstellen van financiële analyses en budgetten;
  • Het opstellen en controleren van stichtingskostenberekeningen;
  • Aansturen van adviseurs en architecten om het beoogde ontwikkelplan uit te werken;
  • Sturing geven aan het ontwikkeltraject om de geformeerde doelstellingen te realiseren;
  • Contactpersoon richting de stakeholders in de ontwikkeling;
  • Opstellen van overeenkomsten met beleggers, adviseurs, aannemers, kopers, huurders, gemeenten etc.

    De aan te trekken kandidaat beschikt over de juiste competenties en is complementair aan het bestaande team. Je beschikt over een hoge mate van verantwoordelijkheid, is ondernemend, sociaal, flexibel, proactief, resultaat- en oplossingsgericht.

    Daarnaast kijken wij uit naar een persoon, die zich kan vinden in het onderstaande profiel:

  • Afgeronde relevante HBO/WO-opleiding; bouwkundige / bedrijfskunde;
  • Vanaf 3 jaar relevante werkervaring in de projectontwikkeling of projectontwikkeling gerelateerde sector (woningen en/of commercieel vastgoed);
  • Grote mate van zelfstandigheid in het managen van multifunctionele projecten en gebiedsontwikkelingen, al dan niet binnenstedelijk;
  • De vaardigheden om met stakeholders en belanghebbenden op verschillende niveaus te communiceren, denk aan gemeenten, beleggers, financiers, aannemers;
  • Commercieel inzicht;
  • Goede communicatieve skills in zowel het Nederlands als het Engels;
  • Cijfermatig sterk, secuur en financieel goed onderlegd;
  • Analytisch vermogen, stressbestendig;
  • Commitment en bereidheid om in ons en jezelf te investeren.

    • Over het bedrijf

    REALES realiseert hoogwaardige vastgoedprojecten met een focus op complexe binnenstedelijke herontwikkeling. REALES is in 2009 opgericht en kenmerkt zich door een sterke groei, zowel in omzet als omvang en complexiteit van de projecten. Het onderscheidende vermogen van REALES zit vooral in de snelheid van schakelen, de financiële slagkracht en het goede netwerk.
